Why It Matters

Central Jersey & PA Soil Gets Compacted. Here's Why That Matters.

Over time, especially in high-traffic yards or areas with heavy clay content, soil compacts until roots can no longer penetrate deeply. The result is a lawn that stays thin, drains poorly, and struggles through summer heat no matter how much you water or fertilize.

Core aeration solves this. By removing plugs of soil, we create channels that allow air, water, and nutrients to reach the root zone. Roots grow deeper, the lawn becomes more drought-tolerant, and it responds dramatically better to fertilization and overseeding.

For Central Jersey & PA homeowners, fall is the prime window. Soil temperatures are still warm enough for root development, and the cooler air reduces stress on freshly aerated turf. Pair aeration with overseeding and you'll see a noticeably thicker, denser lawn by the following spring.

Common Questions

Lawn Aeration FAQ

What are the signs my lawn needs aeration?+
Water puddles or runs off instead of soaking in, the soil feels hard when you push a screwdriver into it, grass stays thin in high-traffic areas even after seeding, or there is a spongy thatch layer more than half an inch thick. Heavy clay soils and lawns on newer construction lots, where the topsoil was compacted by equipment, show these signs most often.
What month is best to aerate a lawn in New Jersey?+
September. New Jersey lawns are cool-season grasses (tall fescue, Kentucky bluegrass and perennial ryegrass), and Rutgers recommends late August through late September as the best window to renovate them. The soil is still warm enough for roots and new seed to grow, while cooler air takes the stress off the turf. Spring aeration in April is a second option, but seed sown in spring has to survive summer heat before it matures.
How late is too late to aerate and overseed in NJ?+
We aerate and overseed through about mid-November, stopping a few weeks before the ground freezes hard. The sooner you book, the more of the fall season your lawn has to recover and grow before winter.
Can you aerate and overseed at the same time?+
Yes, and it is the best way to do it. Aerate first, then overseed right after. The holes give seed direct contact with the soil, which improves germination. Keep seeded areas lightly moist, and most cool-season seed sprouts within about one to three weeks, with thicker, denser turf showing by the following spring.
How much does lawn aeration cost?+
Core aeration starts at $325, and most of our customers pay between $325 and $500 for aeration alone. Adding overseeding and fertilizer brings most lawns to around $600 to $1,000. Your exact price depends on lawn size, slopes and obstacles, and we give every homeowner a free, no-obligation quote before any work starts.
Is core aeration better than spike aeration?+
Core aeration is the standard for compacted lawns. It pulls out plugs of soil, which actually relieves compaction. Spike aeration only pokes holes and can press the surrounding soil even tighter. Liquid aeration products are marketed as an alternative, but they do not physically remove soil, so most turf professionals still recommend core aeration for compacted New Jersey clay.
What are the downsides to aerating a lawn?+
There are few when it is done at the right time. Aerating during summer heat or drought stresses the grass, so timing matters. The soil plugs look messy for a week or two until they break down. Sprinkler heads, shallow irrigation lines and invisible pet fences should be marked beforehand so they are not damaged. Very sandy soils also rarely need aeration every year.
What should I do right after my lawn is aerated?+
Leave the soil plugs on the lawn. They break down in one to two weeks and return nutrients to the soil. If you overseeded, water lightly and often so the top layer of soil stays moist until the new grass is established, keep foot traffic off seeded areas, and skip pre-emergent weed control, which stops grass seed from germinating. Mow once the grass reaches its normal mowing height.
How often should I aerate my lawn?+
Most Central Jersey lawns benefit from aeration once a year, typically in the fall. Lawns with heavy clay soil or high foot traffic may benefit from aerating twice a year. Sandy soils need it less often. We'll assess your lawn and recommend the right schedule during your free quote.
